This mixed-use development on Mandurah Terrace represents a benchmark in coastal urban infill. As leading commercial architects in Perth, we designed this project to harmonise coastal lifestyle with urban functionality while maximising site yield. Integrating luxury residential apartments with high-exposure ground-floor commercial tenancies, the design prioritises "development economics" and panoramic estuary views. It is a prime example of how Ryan Tsen Architects balances buildability with premium architectural aesthetics.

Key Architectural Highlights

The Mandurah Terrace project is defined by its sophisticated "coastal-urban" aesthetic. We utilised a tiered architectural form to ensure that the residential units enjoy unobstructed, panoramic views of the Peel-Harvey Estuary. By balancing structural efficiency with high-end finishes, the building stands as a landmark of modern densification that respects the relaxed rhythm of Mandurah’s waterfront.

Features of the Design

The design incorporates an active street frontage with strategically placed ground-floor commercial tenancies that drive foot traffic and enhance the local economy. Passive solar principles are woven into the structure through specific orientation and shading elements that reduce thermal gain while flooding living spaces with natural light. We prioritised dual-purpose zoning to provide clear physical and acoustic separation between the vibrant commercial ground floor and the private residential sanctuary above. To ensure longevity, we selected a durable material palette of non-corrosive, high-quality materials engineered to withstand the harsh Western Australian coastal salt air.
